The building’s previous owner hadn’t moved forward with any plans, so the interior was essentially a clean slate. The building offered enough space to double the size of their kitchen and add more seating, both of which were high on their wish list. Most importantly, it gave them the potential to own a property in the heart of the city they love and serve.
Building the Right Team for the Job
Once Dan and Kim decided to move forward, VCRE’s role evolved from property search to project coordination.
VCRE introduced them to key professionals to support the due diligence phase—including Architects, and local mechanical, electrical, and plumbing (MEP) engineers. Given the property’s historic location, it was essential to work with partners who understand the city’s requirements and could help navigate them smoothly.
While Dan and Kim didn’t need finalized plans at the time of their offer or loan application, they wisely chose to involve general contractors early on. During due diligence, two firms were invited to walk the space and give estimates on construction costs.

Today, Dan and Kim are working with their architect and contractor to finalize design plans and prepare for renovations. The space isn’t open yet—but every step they’ve taken so far reflects a business preparing to grow in the right way, with the right team.
